Granny Flat Investment Project: Woy Woy Central Coast

We recently demolished a garage and built a new Garage and Granny Flat for some homeowners in Woy Woy on the Central Coast. The purpose of this build was to provide the owner with a new garage and a granny flat at the rear for family, friends, or Airbnb use.

Given the attention to detail and how this project has been finished, we anticipated this Granny Flat would get a rental return of $400 per week (in 2022).

Key cost drivers included demolition and site preparation, a new concrete slab and driveway, durable cladding and metal roofing, three roof skylights, including one over the bathroom, aluminium windows and doors, a semi-frameless shower with full-height subway tiling, a flush vinyl plank transition to the bathroom, and low-maintenance landscaping. Our in-house design streamlined selections and controlled variations to keep the build practical, attractive and cost-effective. Total construction cost (in 2022) $128,653.00, excluding Design and Landscaping.
