Granny Flat Project: Gillieston Heights – Maitland Region

This Granny Flat project was located in Gillieston Heights within the Maitland City Council region; it involved the custom design and construction of a 1-bedroom granny flat. The floor plan was based on a modified version of our Wyong 2-bedroom Granny Flat design, tailored to provide the client’s mother with a comfortable and functional living space. Focusing on modern features and practicality, the project maximised the use of the backyard while meeting the family’s specific needs.

Built on a tricky backyard with an unusual shape and no direct side access, all entry had to be through the owner’s garage. We planned around the constraints with compact machinery and plant that could move through the tight space, and we relied on skilled manual labour for excavation and retaining work to protect the existing property. Sturdy sandstone block retaining walls were installed to provide long-term stability and a clean, attractive finish. The total construction value in 2023 was $230,867.00, excluding landscaping.

    • Large, functional kitchen with stone benchtops, a large pantry, and ample storage via a linen cupboard.
    • Equipped with quality appliances (standard 5-year warranty).
    • Subway tiles in a stack bond pattern for the splashback add a contemporary touch.
  • Bathroom and Laundry:
    • Our kitchen contractor crafted a custom vanity with stone benchtops matching the kitchen design.
    • Reece Plumbing tapware and fixtures ensure durability and style.
    • Bathroom features include 2100mm high tiling, a shower niche with subway feature tiles, and a framed shower screen.
    • Open laundry with a freestanding tub and overhead cabinets for added storage.
  • Living Spaces:
    • 4.5mm luxury vinyl plank flooring in Monaco for main areas, paired with designer carpets in the bedroom and wardrobe.
    • Modern downlights throughout the home, ceiling fans with LED lights in the bedroom, and a ceiling fan in the living area.
    • Walls painted in Haymes Gradient 3, complemented by Haymes Snowbell for the external cladding.
  • Storage and Wardrobes:
    • Mirrored wardrobe doors with built-in top shelf, clothes rail, drawers, and additional vertical shelving.
  • Additional Features:
    • BGC 300mm Hardi Plank Smooth cladding.
    • Sandstone block retaining walls add structural and visual appeal to the outdoor area.
    • Vertical blinds in Alloy colour for a seamless interior look.
