Gleeson Family Two Bedroom Umina Beach Granny Flat Investment Project 

We built this two-bedroom granny flat in Umina Beach for Sydney-based investors, using our ever-popular Ettalong Beach floor plan with an attached carport and alfresco area. The home was constructed on bearers and joists to meet local council flood requirements.

With careful attention to detail, the rear lane access features an automatic sliding gate, a new driveway linking the lane to the carport and alfresco area, and the project was completed to a high standard. We anticipated a rental return of $450 to $470 per week; it leased after a single private viewing at $490 per week (in 2021), with tenants moving in within days.

This two-bedroom granny flat features flood-compliant bearers and joists, a uni-pier system, and underfloor insulation. Major cost drivers included the split skillion gable roofline with raked and square set ceilings, a stone top kitchen with breakfast bar and tiled splashback, vinyl plank flooring, separate toilet and split system air conditioning, crisp exterior cladding with square architraves, plus rear lane works with an automatic sliding gate, an extended driveway to a covered carport and alfresco, a front patio and low maintenance landscaping. Total construction cost (as of 2021) $183,950, excluding Landscaping.
